Buyer guide
New construction vs resale in the Phoenix Valley.
Builder communities are common in Queen Creek, San Tan Valley, Gilbert, Buckeye and other growth areas, and existing homes fill every part of the Valley. Neither is always better. Here is a balanced look so you can choose what fits.
Quick comparison
| New construction | Resale | |
|---|---|---|
| Price negotiation | Base price is often firm; incentives vary | More room on price and terms in many cases |
| Upgrades and lot premiums | Added on top of base price | What you see is what you get |
| Timeline | Quick move in homes or a longer build | Can often close faster |
| Warranty | Builder warranty included | Optional home warranty |
| Landscaping and window coverings | Often not included | Usually already in place |
| HOA and community amenities | Newer amenities, HOA common | Varies by neighborhood |
| Lot size and mature trees | Smaller lots, young trees | Often larger lots, mature trees |
| Location and commute | Often in growth areas farther out | More choice of established areas |
| Inspection | Independent pre drywall and final | Inspection period, focus on older systems |
New construction
- Builder contracts are written by the builder and favor the builder. Read them closely before you sign.
- The builder's sales agent represents the builder, not you.
- Bring your own agent at your first visit or registration. Many builders require it at the first visit.
- Builder lender incentives are common. Compare the full offer with an outside lender.
- Get an independent inspection at pre drywall and at final, even on a new home.
- Ask what is included and what is an upgrade, item by item.
- Quick move in (spec) homes close sooner; to be built homes let you choose finishes but take longer.
This is general information, not legal advice. Have an attorney review a contract if you have questions.
Resale
- More room to negotiate on price and terms in many cases.
- Mature landscaping and established neighborhoods.
- The inspection period matters more: look closely at the roof, AC, plumbing and pool.
- You can often close faster.
Arizona things to check either way
- HOA rules and fees.
- Solar ownership, if the home has panels. Our solar guide explains owned, financed and leased systems.
- Water: check the home's water provider and any assured water supply information with the city or the Arizona Department of Water Resources.
- Your commute in summer heat, at the times you would drive it.
- Flood zone, where relevant.
Buyer agent compensation with builders
Builder compensation to buyer agents varies by builder and is stated in writing. Confirm it before you register. Your buyer agent's compensation is negotiable and set in your written buyer agreement.

New construction and resale questions
Not as a rule. It depends on the community, the lot, the upgrades you choose and what comparable resale homes nearby are selling for. Compare the total cost, including upgrades, landscaping and window coverings, not just the base price.
You are not required to have one, but the builder's sales agent represents the builder. Bring your own agent at your first visit or registration, since many builders require it at the first visit.
Sometimes. Builders often protect the base price but may negotiate on upgrades, closing cost help or quick move in homes. Resale homes usually offer more room to negotiate price and terms.
Yes. Get an independent inspection at pre drywall and again before closing, even on a brand new home. City inspections check code minimums, not workmanship for you.
Usually not. Builders often offer incentives for using their preferred lender, so compare the full offer with an outside lender. You are free to choose any lender you like.
