Seller guide
What it costs to sell a house in Arizona.
Before you list, you should know what you will walk away with. Here are the costs Phoenix Valley sellers usually see, explained plainly, and a calculator to estimate your own net.
The main costs
Listing brokerage fee
Negotiable and set in writing in your listing agreement. Our program is a 1% listing fee for eligible homes; see the 1% Listing Program.
Buyer agent compensation
Optional and negotiable since the 2024 NAR settlement changes. You may offer compensation or a concession, or not. No law requires the seller to pay it.
Title and escrow fees
In Arizona the seller commonly pays for the owner's title policy by local custom, and escrow fees are often split, but it is negotiable. Ask your escrow officer for an estimate.
HOA transfer and disclosure fees
If your home is in an HOA, expect transfer and disclosure document fees. Your HOA or management company can tell you the amounts.
Mortgage and lien payoff
Your loan balance plus any interest through closing, and any other liens, are paid from your proceeds. Request a payoff statement from your lender.
Prorated property taxes
Arizona property taxes are paid in arrears, so sellers usually credit the buyer at closing for the portion of the year they owned the home.
Repairs and credits
Repairs after the inspection, or credits in place of repairs, are negotiated during the contract.
Home warranty
Some sellers offer a home warranty to buyers. It is optional.
Prep and staging
Cleaning, paint, landscaping or staging before photos.
Utilities and moving
Final utility bills and the cost of your move.
Arizona has no state real estate transfer tax. The county charges a small flat recording fee; verify the current fee with your escrow company.

How to lower your cost to sell
- Negotiate the listing fee. Fees are not set by law. Ask what is included and compare in writing.
- Price it right from day one. Overpricing tends to mean more time on the market and price cuts later. A free home value built on recent sales helps.
- Make targeted repairs. Fix what buyers and inspectors will flag, and skip projects buyers will not pay for.
- Review concession requests with comps. When a buyer asks for credits, compare the request to recent sales before you agree.
